When selling a house with leased solar panels, the buyer may need to take over the solar company’s contract or you may need to pay it off. Planning before you list can help avoid delays at closing. Solar panels you own usually go with the house like any other improvement.
Selling a house with leased solar panels: what each arrangement means
| How you have solar | What usually happens when you sell |
|---|---|
| Owned outright | Panels are part of the home. Give the buyer warranties, monitoring logins and production records. |
| Financed with a solar loan | The loan may need to be paid off at closing, especially if it is secured against the panels or the home. Check your loan terms. |
| Leased or on a PPA | The buyer must apply to take over the contract, or you buy out or prepay the remaining term. |
Steps to take before you list
- Find your contract and read the transfer and buyout sections.
- Call the solar company early. Ask how long a transfer takes, what the buyer must qualify for, and what a buyout would cost.
- Ask whether the company recorded a notice (often called a UCC-1 fixture filing) against your property, and how it is released or transferred at closing.
- Gather 12 months of production and bill history so buyers can see what the system actually saves.
- Tell your agent at the start, so the listing and disclosures cover the contract.
If you are buying a home with leased solar
- Ask for the full contract, the remaining term, the monthly payment and the escalator.
- Check that the payment is lower than the electricity the panels actually replace.
- Make the purchase contingent on approval of the lease transfer.
